Constructed in 2009 as Seattle’s first Four-Star Built Green high-rise, and located at the crossroads of downtown, Capitol Hill and the Denny Triangle, this 37-story residential tower marries contemporary design with thoughtful green building practices throughout its 325 residential units and ground floor retail space. The property is owned by TIAA and managed by the Greystar. In 2012, after the property was acquired by TIAA, the property management team at Aspira began monitoring the energy performance of the common areas in ENERGY STAR® Portfolio Manager®. With a strong commitment to sustainability and support from ownership, the team worked to implement energy efficiency projects throughout the common areas and resident units. These projects led to superior energy performance, and eventually to the property becoming one of the first multifamily properties to earn ENERGY STAR certification upon the release of the ENERGY STAR score for multifamily properties in September 2014.
Due to the property’s Built Green design, energy-efficiency has been an area of focus since the property opened. The central HVAC equipment capitalizes on programmable thermostats and after-hours setbacks to reduce the property’s heating and cooling load during periods of low demand. Additionally, the fans, motors, and pumps that comprise the property’s mechanical systems are equipped with variable frequency drives which automatically reduce the amount of energy required to operate the equipment during non-peak times. In 2014, the property management team participated in Seattle City Light’s Powerful Neighborhoods Program, which provided over 1,700 energy-efficient LED and CFL lamps to residents at no cost. In 2015, the property team plans to upgrade various metal halide, incandescent, and fluorescent lighting at the property to LED lighting, which is expected to increase the property’s ENERGY STAR score.
