13500 Evening Creek Drive is owned and operated by Kilroy Realty. This San Diego property, called Kilroy Sabre Springs, is part of a three-building campus that boasts 147,752 square feet of rentable space. Acquired by Kilroy in 2008, the Sabre Springs campus has undergone several improvements focused on energy efficiency.

The building has a high Energy Star rating in part because the AC units have a water-side economizer. This system compares return air temperature with condenser water temperature allowing it to detect large differences without using much energy. When the disparity crosses a specified threshold the unit opens the control valves to a heat exchanger. The condenser water flows through the valves and precools heat from the compressors. The HVAC system uses Variable Frequency Drives on the cooling towers and heating hot water pumps on the Variable Air Volume reheat. This system is much more efficient than a standard HVAC system.

The buildings at Sabre Springs are in the process of phasing out Circon’s automation system to Johnson Controls’ Metasys system. The Metasys EMS is a user-friendly automation system that ensures all building systems, including heating, cooling, and lighting, are all working in harmony. It allows users to access, report, and utilize real-time data on how buildings are performing. This web based EMS is also accessible from anywhere at any time. Engineers can adjust the temperature of a specific unit from anywhere using a computer or even a mobile phone as long as internet access is available.

In early 2013 the campus underwent a complete lighting retrofit. All fixtures were upgraded to 25-watt T8 lamps with electronic ballasts. Time clocks are used in each tenant space custom timed to each tenant’s needs. Periodically the exterior timing lights are adjusted to reflect sunrise and sunset times to cut down on unnecessary energy consumption. In the near future there are plans to replace the timing lights with photo sensors that will adjust themselves to change in light throughout the day.

Per San Diego City Ordinance every tenant has an individual sub-meter. This individual meter measures water consumption of individual tenants giving them the numbers on how much water they consume. Each floor of every building is also metered to measure AC use. Because of an increase in electric vehicle usage, EV charging stations have been added to the parking garages of the campus. Kilroy has also developed and operates its own Green Cleaning Program. The intent of this program is to provide a standard for environmentally responsible and effective cleaning and janitorial maintenance.
