Sullivan Center has a strong commitment to sustainability, and is one of the few historic buildings to have achieved both the Leadership in Energy and Environmental Design (LEED) for Existing Buildings (Operations and Maintenance) as well as EPA's Energy Star certifications.
Sullivan Center is a one million square foot complex of nine buildings in downtown Chicago that have been renovated and repositioned for modern office, retail and education-related uses. The original building at the corner of State and Madison streets is one of the most important buildings of early modern architecture and is famous for Sullivan’s ornate cast-iron ornamentation that frames the dramatic rotunda entry. In 1970, the building was designated a national historic landmark.
Joseph Freed and Associates LLC (JFA) purchased the building in 2001 and restored it in phases over more than ten years, from 2001 to 2012. The redevelopment involved transforming a single 1 million square foot department store into a dynamic and modern mixed-use, multitenant project with office, retail, and education uses.
The JFA office operates in a sustainable manner and achieved Chicago’s Green Office Challenge Gold level in 2011. Throughout the redevelopment, JFA also worked with several tenants to achieve LEED for Commercial Interiors certification, including Gensler Architecture, which achieved Gold status.
Sullivan Center’s carbon footprint is minimized by its location adjacent to all major rail lines (both elevated and subway), 15 bus lines, and newly created bike lanes; the project is also a ten-minute walk from the Metra commuter rail station.
