Originally developed by Hines Properties, the building is located in the Atlanta Perimeter Center submarket, nestled in a unique forested landscape in an urban setting. The building is home to the largest living green wall in the United States and has direct access to shopping, hotels, banking, upscale residence communities, and fine dining. The property has direct access to I-285 and the Dunwoody MARTA station is a few minutes away on foot.
In 2005, property management completed a lighting retrofit to the new T-8 standard and installed a new Alerton energy management system (EMS), which added a full direct digital control (DDC) platform and Demand Based Ventilation controls. Prior to that in 2004, managment installed a new FCI Gamewell fire alarm system. All fans are operated by variable frequency drives (VFDs), and three of four York centrifugal chillers are on VFDs as well. Outside air is pre-conditioned before distribution to the building. In addition to earning the ENEGY STAR, the property acheived LEED for Existing Buildings: Operations & Maintenance in 2014. As part of the certification process, the building underwent an HVAC/EMS retrocommissioning project.
