Buckhead Tower is a multi-tenant class-A office building located in the Buckhead area of Atlanta, Georgia. Constructed in 1987, the twenty-story, 350,000-square-foot office building is directly connected to JW Marriott Hotel and Lenox Square Mall. Buckhead Tower is owned and managed by Parmenter Realty Partners, who purchased the property in 2012. As a leader in sustainability in the commercial real estate industry, Parmenter is committed to a holistic, triple-bottom line approach towards building operations.
Buckhead Tower set a goal of earning the ENERGY STAR as a means to achieve superior energy performance and decrease operating costs and the building?s impact on natural resources. A combination of different strategies and technologies was utilized to achieve reduced energy use.
Among the many projects accomplished at Buckhead Tower were:
- Installation of VFD?s on the cooling tower fan motors
- Installation of VFD?s on the AHU fan motors
- Installation of a 275-ton chiller for after hours low load conditions
- Installation of occupancy sensors in private offices, tenant suites, restrooms, janitorial closets, and telephone rooms
- Installation of time clocks during tenant improvements to control common area lighting
Buckhead Tower also underwent a lighting retrofit in the main lobby area and hallways. The lighting in the lobby operated 24 hours a day and required extra attention for maintenance. In addition to motion sensors, the retrofit replaced 46 incandescent PAR recessed down lights (100W) and 18 compact fluorescent recessed down lights (23W) with 25W and 14W LED modules. This resulted in average annual energy and maintenance savings of $6,000 with a 15-month payback. The overall electrical load for the common area was reduced by 72%, which also reduced annual CO2 emissions by 27 metric tons.
The savings realized in this common area retrofit contributed to reformed building policies for new construction activities. The standard for lighting fixtures in the building was T-8 32W lamps, but any new construction or replacements must use T-8 28W lamps. These new lamps are also being used to replace in-house fixtures as needed. All incandescent 52W bulbs are being replaced with 13W CFL lamps. These lighting replacements generally have paybacks of less than two years and will result in lower annual energy use and operating costs.
Behavioral strategies were also put into place to help optimize building energy performance and reduce unnecessary energy use during non-business days. Building systems were normally scheduled to run on Saturdays even though many times the tenants were not occupying their space on the weekends. A new policy was implemented that requires tenants to request HVAC during off hours and on weekends. Property managers also survey tenants for any hours they will not be working during holidays, which results in additional reduction in conditioning hours in the building.
Parmenter Realty Partner?s investment in energy savings technologies, and communication between tenants, property managers, and building engineers, has helped lower energy use and operating costs at Buckhead Tower. Buckhead Tower received an ENERGY STAR score of 85 recognizing PRP?s energy performance. Pushing this score higher is possible with future implementation of energy saving retrofit strategies and continued communication between the buildings? various stakeholders.
