Owned and managed by Hines, Olympus Corporate Center is a four-building office campus located in the prestigious Roseville submarket of Sacramento, California. 3009 Douglas Boulevard is a three-story, 55,000-square-foot building designed by the firm of Ware and Malcomb and completed in 1996. Built from light cream-colored architectural precast with windows of blue reflective glass, the buildings within the property are distinguished by stepped, ziggurat forms and corner insets providing tenants with additional corner-office spaces. Other tenant amenities include interior lobbies clad in polished marble and fine wood paneling, pleasantly landscaped courtyards with seating, and easy access to nearby attractions such as the Roseville Galleria Regional Mall.
3009 Douglas Boulevard earned the ENERGY STAR for superior energy performance through energy-efficient elements of the original design, infrastructure retrofits, and active management of energy consumption. Original features include the use of high-efficiency reflective glass, which helps to reduce heat loss in cool weather while reducing thermal gain from sunshine. A 2008-2009 retrofit included recommissioning and reprogramming the building's automated digital building energy management system (EMS), giving property managers the ability to both monitor energy consumption in real time and to control it by setting optimal HVAC start/stop times and defining temperature setpoints. A complete HVAC recommissioning was also performed, helping to ensure that these systems operate at maximum efficiency and integrate seamlessly with the EMS.
