Built in 1976, Republic Centre is Chattanooga's premier Class A office complex. Conveniently located at the corner of 7th and Chestnut Streets in the central business district, Republic Centre is home to a major bank, several stock brokerage firms, investment firms, law firms, communications companies, internet and software development companies, insurance firms, and a host of other national, regional, and local professional firms. The Walden Club, a private dining club, occupies the top floor. Republic Centre complex consists of a 21-story office tower and an attached parking garage. Republic Centre is accessible 24 hours per day, 365 days per year.
Due to the age of the mechanical equipment and systems, Metro Services, Inc. and Mr. Ronnie Williams, Jim Berry Company Senior Vice President, began a long-term mechanical system and energy use renovation plan nearly a decade ago. One of the first upgrades undertaken was the installation of a digital computer monitored climate controlled HVAC system to ensure tenant comfort and reduce energy use. At the same time, the air distribution systems were modified to reflect a more energy-efficient design. The original single-pane glass panels were modified with interior window film, and adjustable blinds were installed to reduce heat gain but also to allow indirect lighting. Lighting ballasts and bulbs were upgraded to low power usage designs.
Some of the more recent improvements have been the replacement of the air cooled chillers with new, higher efficiency water-cooled chillers and associated cooling towers. In addition, air handling systems have been upgraded to reduce energy use and to more closely match building loads with the operation of the air handlers to reduce horsepower requirements. Throughout these upgrades, Metro Services, Inc. has been the design and build partner and continuously monitors the mechanical systems off-site, as well as allowing Mr. Williams to monitor and adjust on-site as necessary.
