The Cartus Corporation headquarters facility in Danbury, Conn., is a single-tenant. 4-story commercial building. Constructed in 1986, the original section of the building is owned by Powers Industries and leased by Cartus. Another section of the building was constructed in 1996 with the newest 3-story addition constructed in 2005.
For the site's energy performance, Cartus and the on-site facility management firm, Grubb & Ellis, turned to the proven strategy of EPA's ENERGY STAR program in 2003 for the tools and resources necessary to help achieve superior energy performance.
As a first step, the team sought to assess the building's baseline energy performance and pursue the efficiency gains that could be accomplished through improved operations and maintenance and other low-cost practices. The team reviewed the property's Energy Management System (EMS) settings in order to ensure that the building's automation reflected the needs of the tenant. By re-programming the system's occupied and unoccupied settings, the company reduced energy consumption in the facility by 10 percent, thereby resulting in a higher ENERGY STAR score. Secondly, additional energy reduction was realized when electrical timers on the parking lot lights were adjusted. Upgrading monitors with sleep mode capabilities and installing energy-efficient light fixtures throughout the site also contributed to the its ENERGY STAR score. In addition to the direct energy savings that have been realized, the property's cooling load was reduced by installing an energy-efficient roof top unit.
One of the key features that contributed to the Cartus facility earning the ENERGY STAR for superior energy performance is the economizers on the rooftop units that allow outside air to moderate the building temperature.

Cartus also communicates to employees about energy and sustainable awareness through activities such as its annual Earth Day Fair, conservation committee programs, recycling programs, and their successful ride-sharing program, among others.
In addition to its ENERGY STAR label, Cartus is also the recipient of Southern Connecticut Building Owners and Managers Association Earth Award, the Green Circle Award from the Connecticut Department of Environmental Protection and the silver award for Best Workplaces for Commuters from the U.S. Environmental Protection Agency, which recognized Cartus' efforts to institute sustainable practices.
