The Aon Center ownership and staff initiated a journey to improve the energy performance of this landmark 80-story building in 2004. The improvement process was based on the ENERGY STAR Guidelines for Energy Management. 


The efficiency improvement process started with tracking monthly utility consumption for gas and electric in EPA's Portfolio Manager through the services of Servidyne Systems. This allows management to monitor the building's energy consumption and identify use patterns as well as compare our performance against a target benchmark. Successful tracking of energy use and implementation of strategic upgrades to the building have resulted in an improvement in the ENERGY STAR score from 67 to 80, enabling the Aon Center to become the tallest building to earn the ENERGY STAR for superior energy performance.

Numerous capital improvements have been implemented with a single goal in mind--reduce annual energy consumption. The building's energy management team has embarked on a series of capital improvements geared to reducing annual energy consumption. In partnership with Servidyne, ComEd, and numerous service providers, four major capital improvements either have been or are in the process of being completed including: 1) variable speed drives on chilled water pumps, secondary water pumps, and supply and return fan motors, 2) fan damper replacement, 3) chilled water coils replacement, and 4) building automation system (BAS) upgrade.

The building's energy management system is the Andover Continuum Automation System. It is capable of monitoring and controlling each component of the entire HVAC system including start/stop optimization, temperature regulations, boiler/chilled water operations, and set point alarms. These control functions are performed automatically through the Andover system. 

Multi-tenant corridors, lobby lighting, and washroom lighting are also controlled by the Andover system. Procedures are in place for each of these lighting systems as well as the six building escalators to be powered off to reduce energy consumption after hours. Additionally, the building participates in ComEd's energy curtailment initiative.

The building utilizes Angus for both its work order and preventative maintenance (PM) platform. 561 pieces of equipment are inventoried and scheduled for PM in accordance with 284 various schedules and 315 daily, monthly, and/or annual tasks. The Angus PM program is administered by a staff of 22 engineers working 24 hours a day, 365 days a year.

In January 2009, the building management team launched the "Tenants Go Green Committee." Its mission statement is to formulate and share ideas and develop programs geared toward environmentally friendly practices and energy-saving initiatives, which are developed by a committee of tenants, employees, and building management staff. The committee spearheaded initiatives including Earth Hour, City of Chicago Green Office Challenge, the Aon Center's Green Initiative Pledge, tip of the week message campaign, "Green House," and enhanced recycling programs. 


In June 2009, the Tenants Go Green Committee Green House exhibit opened in the Lower Lobby. The Green House showcases various sustainable products used by building service providers such as cleaning solutions, HEPA vacuums, micro-fiber towels, and various waste recycling containers along with samples of products that can be recycled. A PowerPoint presentation displays photos of the green cleaning products being used, tenants signing the Aon Center's Green Initiative Pledge, information from tenants demonstrating their commitment to sustainability, and the Aon Center's transportation and bicycle parking facilities. The display was built with recycled material (drywall and carpet), low VOC paint, and energy-efficient equipment (lights and monitor).
