Developed and managed by Hines, One Overton Park is the first office building element of a 1.4 million-square-foot mixed-use development in the Northwest submarket of Atlanta. Designed by Pickard-Chilton Architects and Roy Ashley & Associates, One Overton Park is a 407,000-square-foot office tower set within a landscaped 34-acre park. In addition to this attractive setting, tenants enjoy easy access through the property's location adjacent to I-75, I-285, and Cumberland Boulevard at the Kennedy Interchange.
One Overton Park earned the ENERGY STAR for superior energy performance overwhelmingly because of an original design and infrastructure emphasizing efficient energy use. For example, the HVAC system includes water-source, multi-stage package units designed for use with fan-powered boxes that include economizer coils on each floor, allowing the use of outside air for cooling when conditions permit. In addition, variable frequency drives (VFDs) are used on all air handling units, fan motors, and all other primary building HVAC equipment, enabling them to operate at speeds that closely match actual demand. Even original building features have been improved upon, with carbon dioxide sensors installed on all floors to ensure air quality throughout the building. Active energy consumption management is another significant factor in qualifying for the ENERGY STAR, with One Overton Park's fully digital building control system giving building managers the ability to monitor and adjust energy consumption in real time.
