The Princess Kaiulani Hotel is Hawaii's first hotel to attain the distinction of being EPA ENERGY STAR labeled.

Located in luxurious Waikiki, on the Island of Oahu, The Princess Kaiulani Hotel was built in three phases. Phase 1, constructed in 1955 consisted of 295 rooms without air conditioning. In 1960, Phase 2 added a 189 room wing and a new chiller plant for space cooling of Phases 1 & 2. Phase 3 included a 667 room wing with a separate chill water system. The initial design and phasing of construction created an inefficient energy consuming property. Recently, the Hotel launched a program to integrate the building's systems and improve overall energy efficiency.

This started with the creation of a master plan focusing on the highest energy consuming area of the hotel first. The chill water system was responsible for 40% of the property electrical consumption; thus the property undertook energy efficiency measures to increase efficiency and operation of the chilled water plant as well as the installation of other favorable payback measures. These measures included the following:

1. The incorporation of chill water systems to enable one chiller to cool all buildings during the winter season;
2. The installation of a high efficiency chiller with waste heat recovery and non CFC refrigerant;
3. A complete lighting retrofit was done in the guestrooms, beginning with all 24-hour fixtures and eventually a complete change out of all incandescent lamps to high efficiency PL lamps;
4. A new high-efficiency cooling tower was installed with an innovative water treatment system to minimize approach temperature;
5. Guestrooms were renovated with double glazed lanai doors and windows;
6. Installation of a super high-efficiency chiller with a heat pump and variable speed pumps;
7. Installation of a high-efficiency boiler;
8. Installation of low-flush toilets, low-flow shower heads, automatic valves on public fixtures;
9. Lighting occupancy sensors;
10. Application of reflective roof coating;
11. Retrofit to high-efficiency elevators; and
12. Installation of a computerized energy management system.


All the energy consumption data for the hotels was collected by Pacific Energy Services which adjusted the data for occupancy and weather conditions and posts the results.
