In 2010, facility managers replaced large, inefficient air-handling unit (AHU) fan motors with fan walls of multiple, smaller horsepower motors equipped with variable speed drive (VSD) controls. This measure improved energy efficiency and provided an N+1 tier for the fans in these units.
In December 2011, Cincinnati Financial participated in the 2011 Kilowatt Crackdown with Duke Energy to further expand its knowledge and explore energy saving opportunities. This involvement introduced the company to the ENERGY STAR Portfolio Manager tool, which was used for the initial benchmarking of the property, resulting in a baseline energy performance score of 78. This baseline score, as well as the improvement to a score of 82 in 2013, are a result of the design and engineering of the buildings; the optimized use of the facility’s equipment and EMS; and the use of reputable resources for education, information, and the continued exploration of energy reduction initiatives. Property managers also explored many prospective green initiatives and completed cost-benefit analyses for several energy-saving projects:
-- Retrofitting Tower I pneumatic HVAC controls with direct digital controls (DDC)
-- Replacing a higher-horsepower AHU fan motor in Tower 1 with a fan wall of multiple lower-horsepower motors with VSD
-- Upgrading the DDC controls in Tower II
-- Installing approximately 98,000 square feet of solar tint window film
-- Upgrading the EMS to a more updated version
Cincinnati Financial Corporation anticipates moving forward with the above projects and realizing significant reductions in its energy usage and costs.
In 2012, a water side economizer was installed to provide free cooling for the entire building during the winter months. This measure is projected to achieve an improvement in energy efficiency of more than 221,000 kWh, as well as annual energy cost savings of approximately $17,000.
The electrical switchgear for Tower I is undergoing replacement. The new gear will provide sub-metering capabilities, enabling facility managers to monitor specific high energy users more accurately. The company will continue to use all available resources in its endeavors to improve its energy efficiency, with the goal of qualifying for LEED certification in the coming years.
