501 Santa Monica Boulevard is a commercial property owned and operated by Kilroy Realty and located near the Santa Monica Pier. The building offers retail space on the ground floor with an additional six floors of office space above. Acquired in 1998 by Kilroy, the building has undergone several extensive renovations to make it more energy efficient.
In 2012 Southern California Edison evaluated the property's
energy systems. After compiling an extensive report and
recommendations, several upgrades were installed. All lights in the
building were changed to 25-watt T8 lamps and bilevel lighting was
installed in the stairwells. To maintain better temperatures
throughout the day, the economizer lockout pressure was raised and
the boiler lockout pressure was lowered. The morning warm-up system
was changed to 74 degrees Farenheit.
One of the major improvements to the air quality was the acquisition of a Turbocor unit, which uses magnets to improve system efficiency. It also does not need as much maintenance because there is no need for oil or other chemicals to keep the moving parts lubricated. A variable frequency drive (VFD) was installed to maximize chiller efficiency while minimizing energy use.
The building management system has been upgraded to an Automated Logic Control (ALC) system. The ALC system monitors electrical usage, performs data trending, has hierarchal scheduling, shows thermographic color floor plans, trends data, schedules alarms, and gives detailed reports of the systems providing engineers with streamlined, real-time information. In addition, it can be used on any computer or smartphone, allowing for total control of the energy systems from anywhere at any time.
