ECO Modern Flats is a 96-unit market rate apartment complex originally constructed between 1968 and 1972 and redeveloped by Specialized Real Estate Group between 2010 and 2012. The community sits on a sloping site in central Fayetteville, Arkansas. When Specialized first assessed the project, it was clear that there were opportunities to cut operations costs through energy- and water-saving updates. In partnership with the architect Modus Studio and LEED consultant Viridian, the team at ECO Modern Flats completed a full renovation that employed numerous efficiency measures while working within a tight budget.
Solar hot water, closed-cell insulation, white roofing, a green screen, low-e windows, efficient lighting, low-flow showerheads and faucets, dual flush toilets, and ENERGY STAR appliances all contributed to dramatic improvements in comfort and efficiency. The renovation resulted in huge utility savings, while increasing comfort and convenience for residents.
In our first full year of operation, we significantly reduced consumption of water, electricity, and natural gas compared to annual usage the three years prior to renovation. This is exceptional considering that occupancy increased by 30% and each unit gained a washer, dryer, dishwasher, and AC! That first year, we recorded:
ECO Modern Flats was certified LEED Platinum, and we are so pleased to earn ENERGY STAR certification. While LEED rates the design of the project, ENERGY STAR shows actual performance, and it is helpful to see the ways in which the project has been successful and to pinpoint areas that can be further improved.
ECO Modern Flats was awarded the National Apartment Association's 2016 Excellence Award for Return on Energy - Retrofit.
