Situated on 111 acres of beautifully landscaped and naturally wooded terrain this campus style office complex houses the corporate headquarters for Siemens Medical Solutions, USA and Siemens Health Services.

The building profile was designed to present a low impact presence from the road. The building features a brick and precast exterior which blends in with the natural landscape and follows the gentle contours above Valley Creek. The choice of construction material aids in maintaining a relatively constant thermal load.

The interior space incorporates a landscaped four-story atrium, serving as a convenient meeting space and a functional dining area. The efficient building design carries over into the mechanical and electrical systems. The HVAC systems take advantage of thermal energy reclaimed from computer equipment to provide supplemental heat for the buildings. Perimeter heat pumps create a thermal buffer while the building management system monitors the overall status.

The corporate complex is monitored by Siemens Facilities personnel via the InVue integration software by Invensys Corp. At six workstations throughout the facility the Siemens in-house mechanical staff monitors space temperature and makes adjustments to optimize the buildings operating conditions. The buildings have a mix of legacy Invensys System 8000 systems, DDC and direct Neural interface via LON bus integration for direct communication to a variety of air handlers, VAV boxes, console heat pumps and lighting systems. Low E glass in Corporate Center III further enhances design related savings.

Energy efficiency efforts are based on a best practices approach combining high efficiency lighting upgrades, specular reflector technology, T8 and electronic ballasts, compact fluorescents, LED lighting technology, and occupancy sensors in restrooms, exterior offices and key locations. Air filter media and design technology coupled with variable speed drives further reduces energy costs and enhances system performance through out the complex. Additional savings are achieved through Power Factor correction, load balancing and power quality studies. Automatic flushometers reduce maintenance, water usage and cleaning costs and during colder weather the use of preheated domestic hot water via the heat reclamation system adds to the building efficiency. Through continuous improvement efforts by Siemens in-house engineering and maintenance staff, the 21 year old Corporate Center II mirrors the energy efficiency of the five year old Corporate Center III.

The site proudly supports environmental protection through its ongoing protection of Valley Creek and in its role as a Best Management Practice Tour site on the Chester County Conservation tour. Since 1984 a portion of the site has been devoted to a porous pavement parking lot with subsurface seepage beds designed to collect, filter and recharge storm water run off. In 1999 a second ground water recharge system was developed in a wooded portion of the site to reclaim storm water for a ground water infiltration trench system.
