Keystone Parke I, located just outside of downtown Cincinnati, OH, is a four-story commercial office and medical office building whose tenants include several physicians? offices and a national university.


Keystone Parke I was designed to create an energized work environment by combining modern business technology with the latest environmental design techniques. Keystone Parke I is conveniently and centrally located in the Cincinnati/Northern Kentucky region, in a highly-visible setting near interstates, park and athletic fields, universities, and thriving suburban neighborhoods. The building, constructed in 2007, is owned by Neyer Properties and managed by NM Services. Keystone Parke I is LEED Silver certified Core & Shell, and Neyer Properties corporate headquarters, which resides on the second floor of the building is LEED Gold certified.


Keystone Parke incorporates several features that helped the building attain ENERGY STAR certification. Keystone Parke?s heating, ventilation, and air conditioning (HVAC) system brings in fresh outside air, while an Energy Recovery Wheel mounted to the roof ensures that energy normally lost through exhaust is recycled, filtered, and reused. Tenants also have individual air controls to allow for control and comfort within their individual spaces.


High-efficiency windows allow natural daylight to flood interior space while keeping indoor temperatures constant?despite outdoor temperature extremes. The building?s lighting system incorporates motion detectors and turns lights on and off as people enter and leave an office. The lights are also monitored with daylight sensors so they dim & brighten based on the amount of light penetrating into the space.

The plumbing system uses a minimum amount of water while still meeting tenant demand. Low-flow fixtures are used in all of the restrooms throughout the building for a significant water reduction. Through the use of efficient fixtures and landscape irrigation, Keystone Parke saves more than 50 percent of its annual water use versus comparable buildings, which has the ripple effect of reducing demand on municipal water systems.


Additionally, upon construction of the building, all interior materials installed at the project went through a rigorous design and inspection process to ensure these materials were being used responsibly. This includes the use of products such as bamboo, which renews itself rapidly compared to typical wood products from mature trees often used in office buildings. Materials such as paints, sealants, and carpeting used in the building do not have volatile organic compounds (VOCs), which are toxins that are released into the air over time and can adversely affect worker health.


Since 2010, energy awareness activities have included Earth Day seminars for tenants and community partners, as well as regular tours throughout the building to see the various energy saving items implemented at the building. In addition, throughout the lobby of the building as well as within Neyer?s corporate headquarters on the second floor, there are plaques highlighting and explaining specific sustainable and energy saving strategies used within the building.
