Located in Schaumburg, Ill., 20 North Martingale is a six-story, Class A, low-rise office tower with more than 340,000 square feet of space. It is one of two buildings composing the Woodfield Preserve Office Center, an office development overlooking the Ned Brown Forest Preserve. Completed in 2001, the property was designed by Wright Architects and includes a stone base, referencing the natural beauty of its setting, and expansive windows to admit light and forest views. This attractive setting does not detract from the convenience of 20 North Martingale?s location, just one block west of the Eisenhower Expressway.

20 North Martingale earned the ENERGY STAR as a result of building design and equipment specifications that emphasized energy efficiency, as well as ongoing modifications and retrofitting that are designed to further reduce energy consumption. For example, the property was built with an energy-efficient under-floor climate control system that provides precision temperature control at individual workstations, thereby helping to ensure optimum tenant comfort without unnecessary climate control operation. Another significant energy saver is a Building Automation System (BAS) that permits property management to monitor energy consumption, adjust set points and start times, and even institute HVAC load shedding during times of peak demand. Property management has also achieved significant energy savings by reducing the number of refrigerant compressors and rooftop units normally operated, lowering night set-back temperatures, and keeping rooftop units off during morning warm-up.  In 2011, the light fixtures in the parking garage and along the exterior of the building were retrofitted with brighter, more energy-efficient fixtures, achieving significant energy savings while simultaneously increasing security. In 2012, variable frequency drives (VFDs) were installed on all rooftop units, further reducing energy consumption. The success of all of these efforts is measured through constant monitoring of 20 North Martingale's hourly and daily energy consumption.

Property management company CBRE, Inc. was an ENERGY STAR Partner of the Year Award winner in 2008 and 2009, and received the ENERGY STAR Partner of the Year - Sustained Excellence Award in 2010, 2011, and 2012.
