High Point Two, the second of two identical 3-story office buildings, is located in the Village of Mokena, IL. Designed and built by Olivieri Brothers, Inc. for the Laraway Center LLC in 2003, the building features precast concrete exterior walls with a total R-value exceeding 30.

The insulating value and thermal mass of the walls combined with the high performance glazing and high-efficiency furnaces provide a substantial boost to the energy performance of the building. The interior layout is separated into 14 individual tenant spaces and an interior core service area, and each of these areas has dedicated HVAC zoning, which enables the mechanical systems to solely condition the spaces that need it.

Fluorescent light fixtures are used throughout and are controlled by timed switches for service spaces and occupancy sensors for public spaces with intermittent use. General purpose lighting features dual switching to tailor the light levels to the use. Generous windows and skylights supply tenant spaces with significant amounts of daylight, further reducing electrical loads.

Olivieri Brothers, Inc. designed the High Point offices with energy use in mind, surpassing insulation and energy requirements of the time. The initial ENERGY STAR score of 86 not only indicates that the building was ahead of its time when constructed, but remains a leader in its class today.
