The Wacker-Randolph building is a 31 story, 233,225 square foot, class A, high rise office building located on the east bank of the Chicago River in the prestigious West Loop submarket, historically the strongest submarket in the Chicago Central Business District ("CBD"). The property contains 26 floors of office space, 1 main lobby and 4 floors of parking. It was completed in 1970, and has consistently maintained high occupancy through the years. The property features an attractive river-level patio, building conference room, sundry shop, and a 150-car valet parking garage. The property is strategically located one block from Ogilvy Northwestern Station and two and a half blocks from Union Station, providing quick and convenient transportation to downtown Chicago.
In an effort to increase the building's energy efficiency rating, a renovation of the buildings mechanical systems occurred in 2000, amounting to aproximately $6.5 million dollars of overall capital improvements. The renovation consisted of 2 Trane Screw Centrifical Chillers (each 360 tons), 6 high efficiency Aerco Benchmark 2.0 Boilers, a re-built cooling tower, and an upgraded Delta control system, which allows for future expansion.
Before the HVAC equipment was selected for installation, the engineering team studied the heating and cooling loads of the building using dataloggers. They discovered that the building's original equipment was much larger than it needed to be. As a result, the new equipment specified was "right-sized" for the building. This reduction of the oversized equipment reduced the first cost of the equipment, reduced operating costs, and allowed the chillers to be lifted without taking them apart. Natural gas usage was reduced by 40% through the use of condensing boilers and an aggressive hot water reset schedule.
