Chicago?s downtown area, known as "The Loop," is the second-largest business district in the U.S., housing dozens of notable buildings such as the Sears Tower. Among these prominent structures stands an 18-story building which houses the central offices for the Chicago Public School system. Before recent improvements, the building required constant maintenance of its old mechanical and lighting systems, creating high energy costs for Chicago Public School District. In response these costs, District administrators enlisted Schneider Electric to implement its comprehensive utility conservation project at the 125 S. Clark building.

Prior to implementation of the project, the district was budgeting over $2.4 million annually to pay utility costs at this facility, including electricity, natural gas, and purchased chilled water. When Schneider Electric benchmarked the building in 2006 utilizing the EPA?s ENERGY STAR measurement and tracking tool, Portfolio Manager, the building's energy performance score was 31.

The project, which was completed in June 2008, included the installation of new steam boilers, a new chiller to replace the existing chilled water system, modifications to the chilled water system, and a new building automation system (BAS) with direct digital control (DDC). As an additional efficiency measure, Schneider Electric replaced the facility's current lighting with higher efficiency bulbs throughout - complete with a new, state-of-the-art lighting control system. Finally, the 60 year old windows on the building were replaced as well.

Since the project started in November 2007, savings at 125 S. Clark building have reached $2.3 million. In the year the building earned the ENERGY STAR, the District avoided the emissions of 1,500 tons of carbon dioxide. Schneider Electric continues to monitor energy savings through ongoing measurement and verification.
