2040 Main Street is a state-of-the-art office building and one of Orange County?s most valued properties. When the building was constructed in 2003, the property?s systems were all new. Upon takeover of building management, Transwestern was able to identify several opportunities to drastically improve the facility?s operational performance. At the time, the property featured electric strip heat; a lack of global outside air and heat lockout; and a chiller that operated without load or peak demand controls.


A variable frequency drive (VFD) was installed on the 750-ton chiller to improve its energy performance and its ability to serve light cooling loads efficiently. VFDs were also installed on the chilled water pump and condenser water pump for the 750-ton chiller, as well as on the cooling tower fans, in order to conserve energy and enable optimal performance of the VFD on the 750-ton chiller. Additionally, the cooling tower was tested to determine the optimal staging of the cooling tower cells for minimizing system energy usage. Lastly, the Direct Digital Control system was upgraded with new hardware and software to reset the cooling system based on the loads of the facility.
