Hines is the owner and property manager of 101 Second Street, a 26-story, 388,370-square-foot office tower in downtown San Francisco, CA. Built in 2000, 101 Second Street was designed by the firm of Skidmore, Owings & Merrill. In addition to its classic clear-glass and aluminum exterior, 101 Second Street is distinguished by a dramatic four-story cornerstone atrium. Containing artworks by painter Charles Arnoldi and sculptor Larry Bell, this entry atrium includes ground-level glass panels that can be opened to the outside for natural cooling and fresh air in temperate weather.


Hines has undertaken retrofitting projects to increase the energy efficiency of the building, resulting in 101 Second Street earning the ENERGY STAR in 2006, 2007, and 2008. For example, occupancy sensors are used in tenant spaces and as part of the specifications on tenant improvement upgrades. The energy management team upgraded the computerized control for the property's lighting, a system that both reduces lighting usage outside of normal building hours and provides an after-hours dial-up feature for tenant requests.  For climate control, Hines uses variable frequency drives (VFDs) on each air handling unit and their fan motors, on the lead primary domestic water pump, and on the cooling tower fan motors. These drives reduce unnecessary energy consumption by enabling the air handling units and cooling tower fans to run at levels commensurate with actual demand.
