Constructed in 2009, California State Teachers? Retirement System (CalSTRS) Headquarters is a 13-story, Class A tower designed by HOK and located at 100 Waterfront in West Sacramento, California. CalSTRS owns and occupies the building, which is managed by Jones Lang LaSalle Americas, Inc., and Able Engineering Services supplies all engineering services.

The tower is oriented along an east-west axis over five podium levels that include two levels of public space. The east-west orientation takes advantage of solar energy infiltration for heat in the winter, while reducing solar energy infiltration in the summer, thereby reducing the energy used for cooling.

In December of 2009, the building achieved LEED? New Construction Gold certification. In October of 2011, CalSTRS achieved LEED Existing Building: Operations and Maintenance Platinum certification (EB:O&M). Low-flow water fixtures, high-efficiency irrigation and water-efficient native landscaping equate to 40 percent less water usage. Overall energy use is 12 percent less than that in comparable conventional buildings.

New lighting and HVAC technologies are significant environmental features that provide cost savings. Ninety percent of occupants benefit from natural lighting. Daylight harvesting sensors automatically adjust light levels for ambient conditions. Private offices and restrooms use occupancy sensors. 

Fritted glass in the lobby diffuses sunlight, thereby minimizing solar heat and saving more than $130,000 annually in estimated energy costs. Individual floor-mounted air flow control supports the HVAC system?s efficiency. A state-of-the art direct digital control building automation system with a web-based graphical interface front end interfaces with the HVAC equipment. It provides normal monitoring, trending and control functions, and access to system from local and remote locations.

Since CalSTRS opened its doors two years ago, six initiatives have been implemented. Cost-savings and an increase in the building?s energy efficiency have already been realized. The initiatives are:


CalSTRS Headquarters building has appeared in newspapers and environmental, architectural, and investment industry magazines. The cover story of the Journal of the Associated General Contactors of California, August 2009 issue, featured CalSTRS Headquarters, its use of sustainable construction materials, and the building?s LEED certified designation.
