High Pointe Office Center is a Class A office building situated in a natural setting on a bluff overlooking Underwood Park in Wauwatosa, WI. Wangard Partners, Inc., a commercial real estate development and investment firm headquartered in Milwaukee, WI, owns, manages, and calls High Pointe Office Center "home." Since the company's inception in 1992, Wangard Partners has made it their mission to recycle, reuse, and reduce. In fact, sustainability and energy efficiency are terms that the firm has strived to achieve even before it become a recognized practice in development.

In 1998, Wangard Partners broke ground on the innovative High Pointe Office Center. The orientation of the building and the shading from the three-story tree canopy have helped to maintain a low building heat load. The use of a heat pump system, together with the building's orientation, maximizes the system's efficiency.

The fourth-floor south face of the building has a unique architectural feature: the curved facade serves as a solar screen which was considered in the early design phase of the development. An additional roof screen was designed for aesthetic purpose, but it also serves to provide roof shading during the summer months. The main face of the building faces east, gathering sunlight in the mornings, and the western face of the building collects sunlight in the afternoon.

In addition to these construction elements, there have been several upgrades implemented throughout the building. These upgrades include the installation of two new frequency drives (VFDs) on the cooling towers, replacement of 2.5 GPM faucet aerators in all lavatories, and most significantly, upgrading the lighting fixtures to T-8 in December 2008. In 2010, the faucet aerators in the lavatories on all four floors of High Pointe Office Center and the kitchen faucets in the majority of tenant suites were switched from 2.5 gallons per minute to 0.5 gallons per minute. To date, we average a savings of 2,390 gallons of water per week.

In 2009, High Pointe Office Center was recognized by EPA and earned the ENERGY STAR for superior energy performance. The building's ENERGY STAR score of 93 positioned High Pointe Office Center as among the highest rated multi-tenant office buildings in the State of Wisconsin.

As owner and manager of High Pointe Office Center, Wangard Partners, Inc. is dedicated to operating a building that is sustainable and energy efficient. We are currently in the process of attaining Leadership in Energy and Environmental Design (LEED) certification. In addition to reducing our building's carbon footprint, we are providing our employees and other tenants with occupant comfort, controllability of systems, and excellent access to daylighting and views. We are developing and implementing innovative and sustainable strategies to reduce energy consumption, reduce stormwater runoff, and an exterior, hardscape, and landscape plan to help preserve surrounding ecological habitats. We are also implementing a high performance green cleaning policy and procedures that utilize products that reduce the exposure of building occupants to potentially hazardous chemicals that may be detrimental to air quality and human health.

High Pointe Office Center's achievement of the ENERGY STAR was covered in numerous local news publications along with a number of national commercial real estate publications.

Wangard Partners, Inc. also hosted an ENERGY STAR celebration that featured positive remarks by Tom Barrett, Mayor of Milwaukee and Jill Didier, Mayor of Wauwatosa. The event drew nearly 100 people.
