Hines was retained by Pacific Gas & Electric (PG&E) to oversee renovation, seismic retrofitting and management of 245 Market, PG&E's historic headquarters building. It is part of a complex consisting of four connected buildings on an entire downtown San Francisco city block. Hines manages the entire facility which includes a 32-story office building, a 500-space parking garage and the 600,000-square-foot historic office building, a magnificent Beaux Arts-style structure by John Bakewell, Jr. Bakewell is best known as the architect of San Francisco's City Hall. PG&E headquarters is listed on the National Register of Historic Places.
ENERGY STAR certification of the PG&E Headquarters meant extensive upgrading and retrofitting of building equipment and the installation and commissioning of a new building energy management system. This system uses direct digital control (DDC) to control, for example, HVAC functions, which are in turn made more efficient through the use of variable frequency drives on fan motors, and the use of outside air for building cooling. Building chillers are also highly efficient, rated at 0.58 kilowatts per ton. Further energy savings come through the use of T8 lamps and electronic ballasts throughout, and other ongoing demand reduction efforts including selective delamping and space temperature adjustments.
