The Esplanade V building in Phoenix, Arizona is managed by CB Richard Ellis.  The property owner, GE Asset Management, requires that all its properties be benchmarked using EPA's Portfolio Manager.  It was no surprise to us when the Esplanade V qualified for the ENERGY STAR because we work hard to ensure energy performance in the areas of building technology, preventative maintenance, and staff training. 


In addition to designing a building with a tight envelope and efficient ventilation system, we have taken steps to ensure energy efficiency in the technology we use.


We first utilize low/no cost operations and maintenance efforts as much as possible to reduce energy consumption without affecting tenant comfort.  We have achieved savings at Esplanade V by maintaining equipment to its highest possible efficiency. The building was designed with highly efficient lighting and we have reduced lighting wattages wherever possible. Inefficient mechanical equipment has been replaced with equipment that pays for itself with the savings provided. Common area lighting and equipment shuts down during unoccupied hours, and we only provide weekend air conditioning when tenants request it.  Our state of the art energy management system for tighter control coupled with sub-meters of all tenant's non-building standard high electrical usage helps us control costs.


We maintain our operating edge by encouraging employees to stay current on new technology, learn about other similar buildings that have earned the ENERGY STAR, and attend energy conferences and seminars.  We also utilize Emcor Facilities Technical Training, ENERGY STAR online seminars, and industry conferences to learn about new best practices in the commercial real estate industry. 

Once the Esplanade V building qualified for the ENERGY STAR, we hired Servidyne, a professional engineering firm, to perform an engineering evaluation. Servidyne verified our Portfolio Manager scores and made recommendations for improving and simplifying the benchmarking process.





"We have communicated our successes both internally and externally. The ENERGY STAR plaque was installed in the main lobby and a memo was sent to tenants to inform them of the ongoing energy performance efforts going on in the building.  Upper management at CB Richard Ellis has access to online benchmarking information through Portfolio Manager and benchmarking information is included in our monthly reporting.The Portfolio Manager was a great tool to track our energy consumption and historical information, as well as obtain information about energy savings and other resources."
