Arden's Centerpointe La Palma (1) located at Valley View and Orangethorpe in the City of La Palma, California is a 87,274 rentable square foot, four story office building that is part of a 12 building complex which was built in 1986. The building is 92% occupied. Centerpointe La Palma (1) has been equipped with a Siemens Energy Management System to control the building's HVAC system. Air conditioning is provided by a chilled water system. Two Dunham-Bush compressors rated at 120 tons each provide the chilled water. The building has a variable volume air distribution system that is pneumatically controlled. A gas fired hot water boiler provides hot water for the heating system. Heating is supplied to the perimeter zones only. The operation of the chillers, pumps, and air handlers is controlled by the Siemens Energy Management System. The system controls start/stop, compressor loading, temperature control, outside air economizer and static pressure. It also controls the reset program for the heating system.
As part of the company's on-going energy efficiency program, Centerpointe La Palma (1) was chosen to have a lighting retrofit. The retrofit consisted of modifying the existing three tube fixtures by adding reflectors, reducing the number of lamps from three to two, and replacing the standard F-40 lamps with energy efficient T-8 lamps. Furthermore, new occupancy sensors were added to the system.
In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
