Managed by Hines, 650 Page Mill Road is a part of the five-building campus (totaling 496,000 square feet) that serves as headquarters for the Silicon Valley law firm of Wilson, Sonsini, Goodrich and Rosati. Designed by Hellmuth, Obata and Kassabaum, 650 Page Mill Road is a two-story, 184,000-square-foot building standing in a landscaped setting in central Palo Alto, CA. Construction of 650 Page Mill Road was completed in 1993; Hines became the facility manager in 1994.

650 Page Mill Road earned the ENERGY STAR for superior energy performance in part as a result of the building's original design, which adheres to the requirements of California's Title 24 regulations for energy-efficient design. One example is the use of economizers, which were installed on all air-conditioning units at the time of construction. Other HVAC efficiencies include 650 Page Mill Road's use of a Building Automation System to control air-conditioning operations, and the property's adherence to a campus-wide indoor temperature setpoint of 74 degrees Fahrenheit. Finally, a 1994 retrofit of 650 Page Mill Road's air-conditioning units allows extensive use of outside-air dampers for free cooling when outside conditions are favorable. On the lighting side, 650 Page Mill Road makes extensive use of magnetic ballasts and compact fluorescent lamps and has reduced lighting in non-essential areas. In 2002, all lighting in the underground parking garage was also retrofitted to use low-wattage fluorescent tubes and electronic ballasts.
