Granite Tower is a more than 561,600-square-foot, 31-story, Class A office building constructed in 1983 as part of the Denver Place Block. Owned by KBS Realty Advisors, Granite Tower is located in the core of the Denver Central Business District. Granite Tower is connected via an outdoor plaza to the adjacent The Ritz-Carlton, Denver; The Apartments Denver Place; and FORZA, a full service athletic club. The property has a three-level, subterranean parking garage with more than 790 spaces.

Granite Tower received BOMA's Regional "The Office Building of the Year" award in 2000 and recently earned the ENERGY STAR for superior energy performance with an energy performance score of 92. The building is currently 95 percent leased. In 2010, Granite Tower obtained LEED EB GOLD certification under the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) rating system.

Exploring no-cost or low-cost possibilities, the engineering crew at Granite Tower has established "Red Time Zones" for the operating engineers, to avoid starting major equipment during high energy usage times. The programming of a single point on the energy management system (EMS) has allowed the engineers to see the actual real time KW usage and operate the building to keep it below the budgeted amount for the month. The EMS was also programmed to pre-cool or pre-heat the building during low energy use times.

The building fluorescent lighting T-12 lamps with magnetic ballasts were upgraded to energy-efficient 32-watt, T8 fluorescent lamps with electronic ballasts. The engineering staff members recently re-lamped all areas that operate 24 hours a day, such as stairwells, refuge areas, and restrooms. Additionally, 400 190-watt, high-pressure sodium fixtures in the garage were replaced with a three-lamp, 28-watt T8 fluorescent fixture with electronic ballasts, now totaling 84 watts per fixture. Motion sensors in all the restrooms and replaced all the compact fluorescent exit light fixtures with energy-efficient LED fixtures.

The building engineering team obtained further energy savings by installing variable frequency drives (VFDs) on the main HVAC supply and return fans, cooling towers, condenser, and chilled water pumps, along with replacing the domestic water pumping station with a VFD/direct digital control (DDC) controlled system.

With the help of Xcel Energy's Demand Side Management program, all of the mentioned upgrades had a payback period of 5 years, or fewer in some cases.

In 2010, Granite Tower completed an elevator modernization project which resulted in the old elevator motor generators being replaced with new, state-of-the-art SCR drives. A full-building exterior wet seal was completed on all the windows and joints.

The upgrade of the existing EMS in early 2010 with a new BACnet-based DDC system will increase Granite Tower's potential for energy savings. The installation of DDC thermostats for the heating system, solar sensors, carbon dioxide sensors, night setback, and load shed programs will allow more precise control of the heating system, improve tenant comfort, and reduce overall operating costs. The building was also able to incorporate a global lighting control strategy as part of the new EMS installation.


In December 2009, Granite Tower was recognized as a BOMA 360 Performance Building.

In November 2010, Granite Tower was awarded the inaugural-year Watts to Water Most Efficient Building Award.
