The South Terraces, a multi-tenant commercial, class "A" office building, is located on a beautiful wooded site positioned in the Central Perimeter submarket of Atlanta, GA. Equity Office understands the unique needs of its customers and strives to meet these needs while managing energy consumption, but not sacrificing tenant comfort of their space. Customers are concerned with operating their businesses economically and want their environments to be comfortable, while maintaining operating costs as low as possible.
Equity is committed to the following energy efficient lighting program. We are retrofitting 3 bulb T-12 fluorescent light fixtures to 3 bulb T-8 fixtures with electronic ballast. We are also replacing the 90 and 100 watt "A" bulbs with 15 and 18-watt compact fluorescent bulbs during our tenant improvement projects. We have retrofitted the four stairwells in the building to T-8s, which operate for emergency purposes 24 hours a day 7 days a week. Additionally, our parking garage has been retrofitted with T-8 electronic ballasts and is controlled by photo cells.
Energy Management System
In addition to lighting retrofits, we upgraded the building's Energy Management System. The existing system's technology did not allow us to maximize our energy efficiency at the Terraces. With the new upgrade, we will control the base building mechanical systems much more efficiently. The mechanical cooling system will be equipped to efficiently control the staging of the water side economizer and minimize mechanical cooling. The Building Automation System will look at outside air and indoor air temperatures to calculate the optimal start and stop time of each air handling unit. This will greatly improve the scheduling of our central plant and support systems. Our main chillers and air handlers will be controlled using chilled water and discharge air temperature reset based on the building cooling loads and weather requirements.
The building's mechanical systems are made up of two air handlers per floor with variable frequency drive controls on each. It is the most efficient form of fan modulation available for our air handlers. We have increased the building's static pressure in order to maintain a "slight positive pressure" to reduce outside air infiltration. Our cooling towers have 2-speed motors that give us better control of cooling tower temperatures with less cycling and lower energy consumption. The cooling tower water temperature is equipped with condenser water reset to ensure optimum chiller efficiency. These operating measures maximize energy efficiency and operational costs while simultaneously maintaining greater customer comfort.
We are also reducing energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. We invest time in training and development of our engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
In addition, because of Equity Office's purchasing power, Georgia Power offers us a lower KWh pricing structure, known as Real Time Pricing (RTP). RTP enables us to make consumption decisions based on hourly forecasted prices. This allows us to purchase energy above our customer baseline load (CBL) at marginal costs. RTP provides us with the flexibility we need to keep our electrical costs low. We maximize the savings by curtailing the usage above the CBL during peak periods, when energy prices are higher.
Educating our customers and vendors is also an important piece of the energy efficiency puzzle. We host "Customer Lunch & Learns" to educate customers on practical energy efficiency (such as turning off lights as they exit their suites, closing blinds to reduce solar load). We continually emphasize that our vendors need to reduce energy consumption (i.e. landscaper watches for irrigation leaks and controller timing, janitorial employees shutting off lights after cleaning and our security staff performing lighting checks after customers leave the building).
Equity Office strongly believes that the energy efficiency equation must have the involvement of industry professionals, vendors, utility companies, employees and customers to be successful. This collaboration is evident in our programs referenced above.
