Summit Grove Office Park, otherwise known as the 1506 Building in Conyers, Georgia, is a four-story commercial office building whose tenants include government and corporate offices, a law firm, and a seminary school, among others. The building, constructed in 1998, is owned and managed by Summit Grove Associates, LLP.  Already incorporating ENERGY STAR requirements in the original construction and maintenance operations at 1506 Building, Summit Grove turned to the proven strategy of EPA's ENERGY STAR program in 2011 for the tools and resources necessary to help document its superior energy performance.

As a first step, the Summit Grove management team sought to assess the baseline energy performance of 1506 Building. Initial benchmarking in 2011 using Portfolio Manager, EPA?s ENERGY STAR measurement and tracking tool, returned a baseline rating of 76 ? above the national average and high enough to earn the ENERGY STAR.

To maintain their energy efficiency efforts and ensure ENERGY STAR certification in the coming years, the Summit Grove management team continues a regular schedule of maintenance operations, such as:

?         -- Regular review of the property's EMS settings in order to ensure that the building automation reflects the actual needs of the tenants 

?         -- Quarterly preventive maintenance program (including HVAC filter replacement, optimized HVAC scheduling, damper adjustment, and seasonal thermostat recalibration).

?         -- Use of energy efficient T-8 fluorescent bulbs and electronic ballasts
