Developed by The Shooshan Company in 2005, One Liberty Center is comprised of more than 315,900 rentable square feet of Class A office space. The building is located within a 1,200,000-square-foot, mixed-use development (Liberty Center), which is comprised of a second Class A office building and two 22-story residential buildings, in addition to retail establishments on the ground floor. The center is located only steps away from the Ballston Metro Station on the Orange Line in Arlington County, Virginia. One Liberty Center is currently leased to the General Services Administration (GSA) on behalf of the Office of Naval Research (ONR) and other Department of Defense agencies. The facility meets the post-9/11 security requirements and is one of the first Force Protection buildings in the DC Metropolitan Area.
Several improvements to the building?s operations and equipment were evaluated and completed in 2010 and 2011. Most notable were improvements that reduced power consumption and optimized the building's energy efficiency, which helped the building to earn the coveted ENERGY STAR certification in 2011. Kodiak Realty Services, LLC also established and continues to practice proactive programs for operational monitoring, active preventative maintenance, and optimizing the direct digital control Energy Management System (EMS). The regular preventive maintenance program consists of HVAC filter replacement, optimized HVAC scheduling, damper adjustment, static pressure adjustment, annual interior infrared scans of electrical equipment, exterior infrared scans of the building envelope, seasonal thermostat recalibration, Eddy-current testing, and seasonal irrigation system recalibration.
The tenant relations program and collaborative effort between the tenant and Kodiak Realty Services has been a critical component for the building to achieve ENERGY STAR certification. The open communication between building management and the tenants has allowed for many of the energy savings programs to be implemented without much disruption to tenant operation or to the overall comfort level in the building. The utilization of the EMS to all control points in the building's mechanical, heating, cooling, and lighting systems has also contributed to this achievement. The HVAC scheduling has been optimized, with programmed reset, warm-up, and outside-air economizer schedules for the most efficient performance possible. In addition, the engineering team evaluates and monitors weather patterns daily to adjust the activation schedules on all major equipment, most notably, the two centrifugal chillers.
The elevators are also equipped with energy-conserving, soft-start technology and have been programmed to deactivate lighting when unoccupied. Completed energy efficiency projects include the installation of occupancy sensor light switches throughout the building; the replacement of 50-watt light bulbs to 5-watt LED light bulbs; the implementation of efficient office day-cleaning; an enhanced water treatment program; and the installation of a rain sensor on the landscape irrigation system. The building has also experienced the adjustment of lighting programs on the building?s Lutron panel; the installation of time clocks on the parking garage light fixtures; the installation of a variable frequency drive on the Carrier centrifugal chiller; and an automated control and efficient use of scheduling equipment.
