To earn the ENERGY STAR for superior energy performance, HSBC Bank, Wells, and Lauth Development undertook the following:

-- The building energy management system (EMS) utilizes a central automation system that controls all HVAC components.
-- There are 13 variable-speed drives that allow the automation system to decrease energy consumption if the load does not require it.
-- All water for irrigation comes from a lake located next to the building.
-- The lake acts as a retention pond for storm water.
-- The building was built with "low-flow" faucets in all the restrooms.
-- The men's restroom facilities contain 20 waterless urinals that are estimated to save 40,000 gallons of water per unit, per year.
-- All toilets have a dual-flush mechanism.
The above actions have helped increase the building's ENERGY STAR score from a 67 in 2007 to a 97 in 2010.
