1180 Peachtree earned the ENERGY STAR for superior energy performance as a result of the original design's extraordinary emphasis on energy efficiency. Covering 76 percent of the roof areas with either vegetated or high albedo materials greatly reduces thermal heat gain and heat island effects that impact human and wildlife habitat. High-efficiency window glazing and wall and roof insulation also contribute to the building's low HVAC demand. Within the HVAC infrastructure itself, consumption is closely tied to actual demand through a high-efficiency variable flow chiller plant and the use of variable frequency drives (VFDs) on all air handling units and fans. The building also uses outside air pre-conditioning units to reduce chiller demand when weather conditions permit, and occupancy sensors are used to reduce unnecessary lighting use in tenant areas. Other features include a system that uses stored rain water and air handling unit condensate to supply 100 percent of the property's irrigation needs.
1180 Peachtree was designed and built with an environmental conscience and achieved certification as the first pre-certified LEED-CS Silver high-rise office tower in the world and the second to achieve LEED-CS Gold certification.
