PNC Center is located in downtown Indianapolis, Indiana. The property is part of an entire city block development which includes two Class A office towers connected via a common area atrium to a Hyatt Regency hotel. The office portion is asset managed by Equity Commonwealth in Chicago and locally managed by CBRE, which is also a tenant in the building. PNC Bank occupies a third of the building as well as several State agencies and other first-class tenants such as Kronos, Parsons Brinckerhoff, PricewaterhouseCoopers, Veolia Water, and the Indiana Chamber of Commerce.

PNC Center occupies the ideal location within Indianapolis' vibrant downtown as evidenced by its utilization as a city focal point. The atrium of the property is frequently used as the preferred location for citywide events, including those involving the Final Four NCAA Basketball Tournament, Monday Night Football, and political campaign speeches. This decision is prompted by the property's location directly across the street from the Circle Centre Mall, the Indiana Convention Center, Lucas Oil Stadium, and the Indiana Statehouse and Government Center. In addition to these key demand generators, the property is within two blocks of such cultural and sporting venues as Bankers Life Fieldhouse, Monument Circle, Victory Field, Indiana Central Canal, White River State Park, Hilbert Circle Theater, Indiana Repertory Theater, Indiana Roof Ballroom, and the Indiana University-Purdue University campus.

The property houses a 16-story-tall glass atrium lobby, which is one of the largest enclosed spaces in the country. Through the use of angular exterior walls and entrances positioned on the diagonal, the project reflects the diagonal flow of traffic that once traveled over this block.
