Developed, owned, and managed by Hines, 222 Berkeley is a landmark office complex in Boston's Back Bay area. Designed by Robert A.M. Stern Architects and completed in 1991, 222 Berkeley is a 22-story, 520,000-square-foot complex clad in traditional red brick and stone, with a distinctive cast-stone crown and double-height windows. Inside, the complex features a five-level, glass enclosed Wintergarden, providing a welcome dose of greenery in Boston winters. Conveniently located near the Massachusetts Turnpike, 222 Berkeley is also near the Green Line subway and the Back Bay commuter rail station. 222 Berkeley has received the Building Owners and Managers Association (BOMA) Building of the Year award for 1994, 2003, and 2009. 222 Berkeley also won the award at the regional level in 2010.


222 Berkeley earned the ENERGY STAR for superior energy performance as a result of both original features and retrofits. All air handling units (AHUs) in the building are equipped with high-efficiency motors, and optimal start and stop times for these AHUs are set through a computerized building management system. The AHUs were made even more efficient by the installation of variable frequency drives (VFDs). The domestic water pump--which provides water pressure to all floors--was also fitted with a VFD, allowing it to run at levels that closely match actual demand. Finally, occupancy sensors were installed to control lighting in all of 222 Berkeley's office spaces.

Tenants of 222 Berkeley were introduced to and informed about the property's ENERGY STAR efforts in two ways: via the tenant newsletter "Columns" and a professionally composed display case in the main arcade in which ENERGY STAR plaques, information on the ENERGY STAR partnership, and energy efficiency measures are displayed.
