Arden's Tower Plaza I is located in Temecula, California. The address mentioned above is a 72,350 total square foot, four-story building with an occupancy ratio of 86%. The property was constructed in 1988. As part of the company's aggressive ongoing energy efficiency program, the property has undergone a complete lighting retrofit with an installation of a new Energy Management D.D.C. Control System. A typical Arden lighting retrofit was accomplished by a replacing the traditional T-12 lamps and magnetic ballasts with incandescent lamps. The replacements were to a newer higher efficiency lamp, which consisted of the T-8 lamps with electronic ballasts and compact fluorescent tubes. In addition, occupancy sensors were installed throughout the building. Included in this retrofit was the replacement of the existing exit signs to the LED type using only two watts per exit fixture.
For the EMS, an outdated fancy time clock system was replaced with a D.D.C. Energy Management Alerton System with digital readout and controllable wall thermostats that control both the D.D.C. V.A.V. velocity controllers and a total of 22 heat pumps. All the pneumatic controls were removed, the pneumatic velocity controllers, damper actuators, thermostats and re-heat water valves.
In addition to all the lighting and mechanical upgrades, the building operation strategies were changed to enhance the operation giving us a reduction of energy consumption. Changed strategies were:
Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.
The payback for these initiatives is approximately three and a half years with a marked increase in tenant satisfaction and comfort.
In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
