Arden's 145 Fairfax property located at 145 South Fairfax Boulevard, Los Angeles, California, is a 53,994 rentable square foot building which is 83% occupied.
As part of the company's ongoing energy efficiency program, 145 Fairfax, constructed in 1984, was chosen as a candidate for the installation of a new Carbon Monoxide monitoring System. Other upgrades include a building wide lighting retrofit. These additions were conceived as part of the overall efficiency enhancement at the property.
A typical Arden lighting retrofit was accomplished by replacing T-12 light tubes with T-8 light tubes and installing electronic ballasts. All the incandescent and fluorescent exit signs were replaced with LED exit signs using only 2 watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy.
The Carbon Monoxide monitoring system provide the fan systems with better control allowing them to provide better ventilation in the parking garage while reducing excess energy consumption.
In addition to all the lighting and mechanical upgrades, many no cost / low cost measures were taken that reduced energy consumption. These included:
? Demand side management programs including EMS control to monitor the kW peak demand and monthly review of peak demand.
? Reducing simultaneous heating and cooling to a minimum, this largely due to spreading the load over time using optimal start strategy and allowing the EMS to work for us.
?Use of outside air to pre-cool the building.
? Pre-cooling and pre-heating the building at night during low energy use / cost times.
Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort. In a continuing effort to reduce operating costs at the property, optimum start and stop times have resulted in a further reduction of energy from the previous year.
