Arden's Continental Grand Plaza located at 300 North Continental Boulevard, El Segundo, California is a 235,926 rentable square foot building that is 90% occupied. As part of the company's ongoing energy efficiency program, Continental Grand, constructed in 1986, was chosen as a candidate for the installation of a new Energy Management System. A building wide lighting retrofit was also performed. These additions were conceived as part of the overall efficiency enhancement at the property. The Siemens Energy Management System installed controls fan operation, chiller staging, load shedding, start/stop timing, condenser water temperature, highly energy efficient variable volume pumping, and high efficient motors. This building uses thermal storage. We reset the supply air static pressure on a floor by floor basis. The horsepower reduction has been significant.

A typical Arden lighting retrofit was accomplished by replacing T-12 light tubes with T-8 light tubes. Electronic ballasts were also installed. The incandescent and florescent exit signs were replaced with LED exit signs using only 2 watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy.

In addition to all the lighting and mechanical upgrades, many no cost / low cost measures were taken that reduced energy consumption. These included:

Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.

The payback for these initiatives is approximately three and a half years with a marked increase in tenant satisfaction and comfort.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.

We have completed 32 HVAC plant retrofits, 47 EMS systems, 20 carbon monoxide sensor projects and 117 individual building lighting retrofits, including occupancy sensor installation. Arden Realty has also completed seven cogeneration plants and one solar photovoltaic array with a total capacity of three megawatts.
