Centered in the prestigious Poydras Street Corridor of the Central Business District of New Orleans is the 545,157 square foot LL&E Tower.  With its striking vertical bands of granite and bronze-tinted insulated glass, LL&E Tower rises 36 stories with three strategic step backs culminating in a distinguishing pyramidal summit.  Onsite parking is available for 520 cars in the enclosed nine level parking garage.  Constructed in 1986, Equity Office Properties Trust purchased the property in September of 1997 and began implementing the program of cost effective energy saving investments.  Some of the key measures responsible for the property's efficiency include:

Energy Management System

In 1998 the building's current automation system was upgraded to the latest version of Johnson Controls "Metasys" program and equipment.  The change enabled the engineering team to control additional parameters as well as design programming to operate the chillers, air handler units and cooling towers at a higher efficiency level.  The addition of variable speed drives on the cooling tower fan motors and the on going installation of variable speed drives on the air handlers has reduced the electrical load consumption.  Lighting control is also handled by the automation system by means of a one-third two-thirds lighting program.


Several in house lighting projects have contributed to the reduction in electrical consumption for the building.  The stairwells have been retro-fitted to T-8 and electronic ballast.  All common corridors and elevator lobbies with 90 and 100 watt incandescent lamps have been replaced with compact florescent lamps.  The common area exit fixtures have been changed to "LED" lamps.  Motion sensors for reduced capacity during off peak times control restroom and garage elevator lighting.

Preventative Maintenance

Equity Office strongly believes that energy conservation measures are supported through a preventative maintenance program.  The engineering staff at the LL&E tower utilizes a computerized program to tract and schedule all mechanical equipment, maximizing its efficiency.
