Lakeway II is a multi-tenant; commercial class "A" office building located on the shores of Lake Ponchartrain in Metairie, Louisiana, a suburb of New Orleans. It is a part of a three building complex that collectively add up to 2.3 million square-feet. The tenant base at the property is very diversified and includes national companies from such industries as insurance, real estate, legal, telecommunications and financial institutions.
Constructed in 1983, Lakeway II went through a major renovation and re-development when Equity Office Properties purchased it in 1994. Equity Office continued to commit itself by performing an upgrade to the energy management system by selecting the Computrols, Inc. CBAS2001 system for the property. This user-friendly system allows the property management team the ability to control, expand, operate and monitor every aspect of the property's operations, without sacrificing tenant safety or comfort.
Equity Office is retrofitting from a 3-bulb T-12 fluorescent light fixture to a 3-bulb T-8 fixture with electronic ballast. The parking garage's high-pressure sodium lighting system has been retrofitted with an improved metal halide lamp and electronic ballast. This lamp and fixture have proved a 60% longer lamp life than the standard metal halide lamp and it provides a "white light", giving the appearance of more light with lower wattage and a reduction in the number of fixtures needed in the garage. This was done not only to save energy, but also to satisfy a request from the annual tenant survey to increase the light output for security.
Equity Office reduces energy costs by systematically maintaining the mechanical equipment with a computerized preventative maintenance program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. Time is invested in training and development of the engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
Equity Office sees the building's receipt of the EPA ENERGY STAR label as a clear recognition of their successful work to make Lakeway II a healthy workplace, managed in an environmentally responsible manner.
