Union Square is a ten-story, 194,398 square-foot building, located at the northeast corner of U. S. Highway 281 and Reunion Place.  The building is just five minutes from the San Antonio International Airport and ten miles north of the Central Business district.  Built in 1986, the project was designed by Skidmore, Owings and Merrill, with pre-cast aggregate panels, granite highlights and a glass curtainwall system that functions as a visual backdrop.  Over thirty offsets are designed into numerous levels of the building.   Onsite parking provides 594 spaces for our customers. Equity Office understands the unique needs of its customers and strives to meet these needs while managing energy consumption, but not sacrificing tenant comfort of their space. Customers are concerned with a comfortable environment in combination with operating their businesses economically, while maintaining operating costs as low as possible.  Union Square's excellent benchmark score reflects the efforts of the onsite property team.

 Some of the key ingredients to the building efficiency at the Union Square include:

· In 1993, the common corridors were retrofitted to energy saving fixtures utilizing GE F13TT/27 compact fluorescent lamps.

· In 1996, the building standard lighting was retrofitted to energy saving Philips electronic ballast and 3- F32T8/735 fluorescent lamps.

· A Trane Summit Energy Management System provides control of the building HVAC system to include chiller optimization, optimal start/stop, and supply air reset. This provides energy savings while maintaining tenant comfort in the building.

Equity Office reduces energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. Equity Office invests time in training and development of our engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.

Ongoing energy efficiency focus and training is supported at the property management level and at the asset management level. Particularly, the Energy Management System (EMS) is used at a high level of understanding by the building engineers. When special expertise is needed, it is provided by regional and national corporate technical support.

Equity Office strongly believes that the energy efficiency equation must have the involvement of industry professionals, vendors, utility companies, employees and customers to be successful. This collaboration is evident in our programs referenced above.
