Trinity Place recently qualified for the EPA ENERGY STAR® Label for Buildings, with a score of 77.  Part of the energy management success in this office tower is due to a lighting retrofit completed in late 1998.  The building was originally designed with 1' x 4' fluorescent fixtures, each holding two T-12 40-watt lamps, stacked vertically.  This lighting retrofit maintained both the apparent and measured lighting levels in the building while reducing each fixture to one T-8, 4100 K lamp.  The project also included installing LED exit lights, and the use of compact fluorescent lamps where possible.

The total project cost, including approximately 3400 fluorescent fixtures was $112,000, including a utility company DSM rebate.  For the last 12 months electrical consumption has been reduced by 18% for an annual savings of $31,000, and a simple project payback of 3.6 years.   Maintenance of the lamps and ballasts was eliminated during the warranty period, plus future lamp replacement costs are half due to de-lamping.  Phillips ALTO low-mercury lamps were specified to eliminate future lamp disposal costs.  The estimated maintenance savings reduce the payback period to less than 3 years.
