Carrara Place is a 234,222 SF Class "A" office building renowned for its unique design and architectural style. The building's exterior features a white Italian marble curtain wall. Each successive floor is cantilevered to overhang the preceding level giving the building a unique and dramatic appearance. The interior features a full height, fully landscaped atrium with a water feature and volcanic rock flooring. The site has a 200,000 SF heated parking garage situated beneath the building.
The property opened in 1984 and is currently owned and managed by Prentiss Properties Trust, a national Real Estate Investment Trust (REIT) with national headquarters in Dallas, Texas.
The building design allows for 100% usage of outside air, which is very energy efficient in the ever-changing Denver climate. This design allows for free cooling in the fall, winter, & spring seasons. We also utilize it to pre-cool the building during the typical cool summer nights. Carrara Place utilizes gas-fired boilers for heating during occupied and unoccupied mode. The engineering staff utilizes a CSI I/NET 2000 EMS system to produce the most energy-efficient HVAC system possible.
In 1998 we installed high-efficiency T-8 fluorescent lamps and electronic ballasts. At this time we also replaced all incandescent bulbs with fluorescent lamps and installed high-efficiency L.E.D. exit signs. Optimizing the use of the existing design and completing the lighting retrofit has allowed the engineering department to qualify Carrara Place as an ENERGY STAR Building.
