Arden's Imperial Bank Tower is located at 701 B Street in San Diego, California and is a twenty-four-story 540,413 square foot building that is 96% occupied. As part of Arden's aggressive ongoing energy efficiency program, Imperial Bank Tower, constructed in 1982, has undergone a partial building lighting retrofit. A typical Arden lighting retrofit was accomplished by relamping the existing T-8 light tubes and installing new electronic ballasts and retrofitting from the incandescent light fixtures to the compact fluorescent fixtures and replacing the existing exit signs to the LED type using only two watts per exit fixture. In addition, occupancy sensors were installed throughout the building to save energy while in the unoccupied mode. Included in the retrofit was the installation of a Siemens Energy Management System D.D.C. and pneumatic controls. Other upgrades included new window film, two new and larger capacity cooling towers, three higher efficiency chilled water coils, two redesigned main cold air fans, and the installation of eight variable frequency drives  on all major equipment.

In addition to the lighting and mechanical upgrades, the building operation strategies were changed to further reduce energy consumption. Changed strategies were:

The Siemens Energy Management System controls all fan operation, chiller loading, load shedding, start/stop timing, and condenser water temperature and high-energy variable volume pumping, high efficiency motors and Direct Digital Controls. We reset supply air duct static pressure on a floor-by-floor basis. The horsepower reduction has been significant.

The payback for these initiatives is approximately three and a half years with a marked increase in tenant satisfaction and comfort.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.

Arden Realty, Inc., with over 240 buildings in seven markets, is currently the largest commercial office landlord in Southern California, operating over 18 million rentable square feet with an additional 285,000 square feet under development. We have completed 32 HVAC plant retrofits, 47 EMS systems, 20 carbon monoxide sensor projects and 117 individual building lighting retrofits, including occupancy sensor installation. Arden Realty has also completed seven cogeneration plants and one solar photovoltaic array with a total capacity of three megawatts
