This Class A office tower is owned and operated by Equity Office Properties Trust. The building was built in 1978, and includes 389,000 SF of rentable space on 24 floors. An adjacent parking structure provides 343 parking spaces in 7 levels.
The 410 Building has maintained a low energy usage level despite the low-tech design of the mechanical systems. The building is served by 2 Carrier 19EA chillers rated at 0.76 full load kW/Ton. Air distribution is accomplished by one central air system, served by 4 vane-axial fans. The terminal boxes are moduline VAV. District steam provides heat by means of a perimeter baseboard heating system, split into 1 zone for each exposure. Until May of 1999, all of this equipment was controlled using pneumatics, a screwdriver and an experienced crew.
Two energy conservation projects have been completed at the 410 Building. A lighting retrofit was completed in 1996, and the new building automation system was commissioned in June 1999. Significant savings are anticipated with the BAS in 2000, particularly in the control of the chiller plant, and the perimeter hydronic heating system. Frank Whitney, the Chief Engineer at the 410 Building, and his team of building engineers are using the BAS as a tool to operate the building in ways that were not possible with the manual and pneumatic controls. Excellent preventive maintenance and common sense operating procedures have been responsible for getting the 410 Building labeled as an ENERGY STAR® Building. The new BAS will help Frank exceed the historical performance, and continue to reduce the operating costs for our tenants. The challenge for 2000 will be to maintain the energy efficiency with the increase in occupancy.
