Owned and managed by Hines, Atlanta Financial Center is a dramatic complex of three interconnected glass towers--two 13-story towers and a central 19-story tower--at the gateway to the exclusive Buckhead financial district. Totaling 888,954 square feet, Atlanta Financial Center's award-winning design is by Stevens & Wilkinson and Smallwood, Reynolds, Stewart, & Stewart Associates. Building amenities include elegant two-and three-story granite-and-marble lobbies, high visibility, and a site that is astride GA 400 and the Buckhead MARTA station. Atlanta Financial Center's South Tower was completed in 1982, the East Tower was completed in 1987, and the North Tower in 1989; an extensive retrofit was performed in 2001 and 2002.

Atlanta Financial Center earned the ENERGY STAR for superior energy performance as a result of original design features, extensive equipment retrofitting, and energy-conscious building management strategies. The property's original high-performance glass helps to reduce heat loss in winter and thermal heat gain in summer, and a lighting retrofit installed high-efficiency T-8 lamps with electronic ballasts throughout. On the HVAC side, chilled water, condenser water, and air were all balanced, and the cooling tower was overhauled and its fill was replaced, increasing capacity by 10 percent. Finally, extensive improvements were made in plant operations, and all building controls were recalibrated and repaired, allowing strategic management of energy consumption without compromising tenant comfort.
