Managed by Thomas Properties Group (TPG), 816 Congress is located within one of the most dynamic central business districts in the nation.  The building is a twenty-story, more than 470,000-square-foot office building that was constructed in 1983 and renovated significantly in 1994. Its exterior is constructed from native granite, and its plaza entrance features water-efficient landscaping and leads to rich lobby finishes of granite, limestone, cherry wood, and marble. The building offers stunning Capitol and hill country views, on-site property management, 24-hour security, cardkey access, banking services, a deli and coffee shop, more than 400 covered parking spaces, a conference center, a mailroom (including overnight courier drop boxes), and a fitness center with showers and dressing areas. The engineering staff members at 816 Congress have always made energy conservation a top priority. We have increased our energy performance through a number of energy-reducing activities, including:

The team is continually exploring new measures and methods to reduce power consumption and will endeavor to continue on retrofit projects to minimize future energy use.


The team has also included water conservation in its initiative to improve the sustainability of the building. All water closets in the restrooms have been replaced with low-flow, 1.6 gallon-per-flush (gpf) models, and the urinals have been converted to 0.5 gpf models. Additionally, all faucets in the restrooms have been upgraded with 0.5 gallons-per-minute (gpm) low-flow aerators.
