1250 Eye Street is a 12-story, Class B office building located in the East End of Washington, DC. The more than 187,200-square-foot building consists of offices, street-level retail spaces, and an underground garage and was constructed in 1982.


Transwestern began managing 1250 Eye Street in December of 2009 and the current owner has owned the building since May 2006. At that time, 1250 Eye Street was suffering from deferred maintenance and much of the building equipment was original.


Transwestern?s team quickly developed a plan to address the building's equipment deficiencies. Some of the items included were:
-- Upgrade the Energy Manage System (EMS) to include additional monitoring and control points.

-- Replace the cooling tower, including variable frequency drives (VFDs) on the two fan motors.

Transwestern made it a priority to become familiar with the design of the building's HVAC plant and the operation of the EMS. Soon thereafter, they discovered that some equipment was not operating as designed and other equipment was not even controlled at all. This presented some unique challenges in providing a comfortable working environment while at the same time conserving energy.


The following are some examples of improvements that the building ownership has implemented to reduce energy consumption:

-- The EMS was upgraded to include additional monitoring and control points.
-- A computer preventative maintenance system is used to schedule, log, and track equipment maintenance and repairs.
-- The team performs preventative maintenance on each piece of equipment regularly, making certain filters, coils, and strainers are clean.
-- A base building lighting list was created to ensure the installation of energy-efficient light fixtures for new construction/tenant renovations.
-- A base building lighting retrofit was performed to replace T12 fixtures with T8 fixtures.

-- Occupancy sensors were installed in offices, halls, restrooms, pantries, and copy/work rooms to turn off lighting during periods of inactivity.
-- The air distribution systems were inspected to locate and repair supply ductwork that was not capped and also to remove obstructions in the return air ceiling plenums.


Transwestern has been recognized by EPA as an ENERGY STAR Partner of the Year (2004, 2005) and as a Sustained Excellence Partner (2006, 2007, 2008, 2009 and 2010) for its outstanding contribution to reducing greenhouse gas emissions through leadership in energy management.
