Seventeenth Street Plaza is a 33-story tower with four levels of enclosed and non-enclosed parking. The site encompasses a full city block between 17th and 18th Streets, Larimer Street, and Lawrence Street. The property is ideally situated in Denver?s financial district, known as the ?Wall Street of the Rockies,? and is immediately adjacent to Denver?s entertainment district, the Lower Downtown Historic District (LoDo), which offers numerous restaurants, entertainment venues, and mass transit access points within walking distance.


The facility?s cooling systems are comprised of an economizer cycle: one flat plate heat exchanger with over 900 tons of cooling capacity and two electrically driven centrifugal water chillers, with a combined capacity of over 1,400 tons.


The facility?s heating system consists of ceiling-mounted electric radiant heat panels on the
building perimeter and a hybrid steam system. The raised
-floor HVAC system is provided via moduline distribution serving approximately 40 zones per floor, while the ceiling cavity uses the return air plenum. The control system consists of a Delta 3.2 comfort system with more than 700 monitoring and control points.
